Rip Raps at the Crossroads, Sumter County, SC

A Private Place to Stay. Room to Think.

All 15 minutes from downtown Sumter.

Set beyond a half-mile avenue and surrounded by old oaks, gardens and open fields, the historic five-bedroom, three-bath private residence offers a quiet world apart - close enough to Sumter for the work at hand, yet removed enough to truly leave it behind.

A hallway with a gallery wall of framed botanical illustrations, including various flowers and plants, with two orange table lamps and a black wooden side table, next to a mirror and a decorative plate display.

Upstairs, a retreat of your own.

At the center of the private guest floor is the Upper Hall - a generous shared living space connecting all five bedrooms.

There is room to read, work quietly, share coffee, talk through the day, or simply disappear into a chair for a while.

A cozy bedroom with floral wallpaper, green curtains, a large bed with decorative pillows, and a wooden trunk at the foot of the bed. There are two matching table lamps on a dresser. Sunlight streams through the windows, illuminating the room.

A long stay asks something different of a house.

At Rip Raps, there are places to gather and places to retreat.

The Library invites late conversation or a quiet hour with the door closed. The Drawing Room offers a comfortable place to unwind. The Dining Room brings everyone back together around one table.

And beyond the doors, broad porches extend the house into the landscape.

There is space to work when needed - and enough room to stop working when the day is done.

Space to Come Together

The room features a large chandelier with crystal decorations hanging from the ceiling, a marble fireplace with a gold-framed mirror above, and a window with gold curtains showing greenery outside. The walls are covered with dark damask wallpaper.

Hospitality, made easy.

Extended stays can be tailored to the rhythm of your team.

Scheduled housekeeping and linen service keep the house comfortable throughout a longer residence. Private chef and prepared-meal service can also be arranged - from simple breakfasts and ready-to-go lunches to dinner waiting at the house at the end of the day.

Guests have access to refrigeration, coffee service and a microwave. For the protection of the historic home, use of the range and oven is reserved for approved insured chefs.

Additional hospitality needs can be arranged upon request.

Step Outside… Room to breathe.

Beyond the house are more than 183 acres of South Carolina countryside - old oaks, gardens, open fields and long views toward the horizon.

Walk beneath the trees. Take coffee onto the porch. Step outside after dinner. Take a jog or hike around the pond. Find a quiet place to make a phone call or clear your head.

At Rip Raps, privacy isn't confined to the walls of the house.

Privacy, By Design

Rip Raps may continue limited normal operations during an extended stay, including occasional pre-scheduled property showings restricted to the grounds and first-floor public spaces. Advance notice is always provided, and private guest areas are never included.

For organizations requiring complete privacy, full estate exclusivity may be arranged for the duration of the residence.

Rip Raps respects the privacy of its guests and does not publicize the identity of organizations or individuals in residence.
